In addition to his professional work, our 22-year-old soon-to-be real estate developer undertook his first personal project. He cleared the underground boiler rooms of one of the buildings he managed on Avenue Montaigne, connecting them to the Parisian heat network and freeing valuable basement space for the store above. It was in this location that Philips launched the world’s first compact disc.
At the beginning of his professional career, Jerome worked in a property management firm called SGIC located on Avenue Kleber while completing his studies. He held the position of principal de cabinet, responsible for managing buildings in Paris, and also ran a cleaning company operating at night in retail and office spaces.
During this time he acquired abandoned maid’s rooms located on upper floors and merged them into apartments that he subsequently sold, creating value from underutilized spaces.
After gaining valuable experience in property management, Jerome broadened his knowledge through an internship at Southeastern Realty Properties in Orlando. He immersed himself in leasing, construction, property management, and the process of conceiving and creating office flex-space projects.
After his successful internship, Jerome was recruited for a CEO role at Patrimo in Geneva, where he applied innovative concepts such as flexible spaces to the real estate landscape in Switzerland.
During this time, Jerome was contacted by Bouygues to apply his expertise to the STIM branch of real estate. He accepted the offer and spent six months developing the Technopark program before implementing it throughout the entire group.
The success was astounding. As a result, he was promoted to the position of Directeur General de Stim Amenagement among other leading positions at Batir and Bouygues Immobilier.
Building on the success of the Saint-Gilles-Pouilly project, Jerome spearheaded a vigorous expansion of his Technopark concept throughout Europe. Over the following years, he guided the development and launch of 14 varied Technopark locations throughout France.
Over the next 10 years, Jerome worked tirelessly in his role. His leadership and innovative thinking brought growth and success to the STIM subsidiaries under his management.
While serving as CEO of one of the Bouygues Group real estate affiliates, Jerome actively participated in the creation of significant corporate headquarters across France. He was directly involved in managing intricate real estate projects, including the construction of the Pfizer office building in Malakoff, France.
In 1992, the birth of his son became a pivotal moment for Jerome, sparking a desire for change. In 1993, he founded IPI (International Properties Investments) in Central Florida as an investment firm pursuing real estate development opportunities.
Jerome established Premier International Realty as a separate entity. Over the years, Premier International Realty became Henin Realty and continued to flourish through innovation, market knowledge, and customer satisfaction.
Henin Realty specialized in representing clients as buyer’s agents rather than seller’s agents representing builders. The company set up offices in Miami, Orlando, and Kissimmee, further expanding its reach and client base.
Recognizing the growing demand for short-term rentals in the market, Jerome established a dedicated department within the company to serve that segment.
Jerome’s entrepreneurial spirit led to the creation of Henin International Services, a comprehensive immigration and relocation service designed to provide clients with a seamless turnkey experience.
Through the acquisition of Traderscove Corporation, Henin Realty gained access to valuable land assets in DeBary. These properties presented opportunities for development and investment.
Creating Henin Homes, Jerome and his team embarked on ambitious projects, leveraging their expertise to create thriving communities and capitalize on the potential of these prime locations.
Through meticulous planning, innovative design, and a focus on homebuyers, Henin Homes transformed acquired land into sought-after residential areas including Springview and Riviera Bella.
The acquisition of Traderscove Corporation, Henin Realty as a brokerage company, and IPI as a consulting company solidified Henin’s reputation as a leading real estate industry player and led to the creation of Henin Group as a holding company for specialized entities.
