Henin Springview LLC, a subsidiary of The Henin Group specializing in luxury neighborhoods and multifamily developments, has sold its planned Sanford townhome development to M/I Homes, a national homebuilder.
The 18-acre property at 2300 W. First Street in Sanford was approved for 150 townhomes. M/I Homes’ Orlando Division closed on the shovel-ready land along Lake Monroe’s shores in January.
The location offers proximity to a hospital, historic downtown Sanford, lakefront parks and trails, employment centers, and nearby shopping. Jerome Henin, CEO of The Henin Group, noted that approvals and permitting faced delays during 2020 due to Covid-19 shutdowns.
The project, tentatively named Towns at Lake Monroe Commons, represents a good partnership as M/I Homes already develops The Towns at White Cedar nearby. Construction is expected to begin soon.
The townhomes will offer “reasonably priced starter homes for Seminole County residents,” anticipated to start in the mid-$200,000s range with a 15-year structural warranty. Units will feature three and four bedrooms beginning at approximately 1,800 square feet.
M/I Homes also builds in the Henin Group’s Riviera Bella development in DeBary, where production homes start in the mid-$200,000s and custom homes reach up to $2 million.
